How to Buy a Home in Long Beach: Step by Step

Most people start by scrolling listings. The smoothest purchases start with a phone call. Here's the right order, and who does what.

Who does what, in order

Illustrated road with 8 steps to buying a home: 1 Talk to a lender, 2 Pick your agent, 3 Tour homes, 4 Make an offer, 5 Inspection, 6 Appraisal, 7 Escrow and title, 8 Get your keys

The 8 steps

  1. Talk to a lender first

Before you look at a single house, find out what you qualify for and what the monthly payment really is. A pre-approval letter makes your offer stronger, and it keeps you from falling for a home that doesn't fit your budget. Your lender explains loan options, rates and costs. I don't give lending advice, so that part is theirs.

  1. Pick your agent

Once you know your numbers, we sit down and talk: neighborhoods, commute, schools you want to be near, must-haves and nice-to-haves. In California you'll sign a written buyer representation agreement before we tour. It spells out what I do for you and how I'm paid. Commissions are negotiable.

  2. Tour homes

Now the fun part. I set up a saved search so new listings come to you as soon as they hit the market, and we tour the homes that fit your real numbers. I'll tell you what I see: condition, price, what's sold nearby.

  3. Make an offer

When you find the one, I pull recent sales, we decide on price and terms together, and I negotiate for you. Your pre-approval goes with the offer.

  4. Inspection

A licensed home inspector checks the house top to bottom: roof, plumbing, electrical, foundation. If something comes up, we ask for repairs or a credit, or decide it's not the right house.

  5. Appraisal

Your lender orders an appraisal to confirm the home is worth what you're paying. If it comes in low, we have options, and I'll walk you through them.

  6. Escrow and title

Escrow holds the money and paperwork until everything is done. Title makes sure the home is free and clear and insures it. You'll sign your loan documents and wire your down payment (always call to confirm wiring instructions by phone, never trust an emailed change).

  7. Get your keys

Escrow closes, the deed records, and the house is yours. Welcome home.

FAQ

Should I find a house before I talk to a lender?

No. Talk to a lender first. You'll know your budget, your offer will be stronger, and you won't fall for a home you can't buy.

Do I have to use your wife as my lender?

Not at all. You're free to use any lender. Rose is one option, and I'm happy to work with whoever you choose.

Why do I sign a buyer agreement before touring?

California law and MLS rules require a written agreement before an agent shows you homes. It spells out what I do and how I'm paid. Commissions are negotiable.

How long does it take to buy a home?

Escrow usually runs about 30 to 45 days once your offer is accepted. Finding the right home can take a few weeks or a few months.
