Buyers

Find the right home, and pay the right price.

I'll help you figure out what you can comfortably afford, where you'd love to live, and how to win the home without overpaying.

Get new listings the minute they hit the MLS

Tell me what you're looking for and I'll set you up on MLS alerts. New homes that fit come straight to your inbox, from me. No spam, no pressure.

What I do for buyers

In your corner, start to finish.

Start with the payment

We begin with what a monthly payment really looks like, so you shop with confidence. A lender confirms the loan details.

Know the neighborhoods

Streets, shops, parks, commutes and what homes are selling for. I'll show you the places, and you decide what fits.

Honest tours

I point out what I see, good and bad, from roof age to HOA rules, so you don't fall for a house that won't work.

Smart offers

Priced from recent sales, with terms that protect you through inspections, appraisal and the loan.

Inspections and escrow

I help you line up inspectors, read the reports, and negotiate repairs or credits.

After the keys

Need a contractor, a painter or a handyman? I'll send you people I trust, long after closing.

Before we tour

A quick word about buyer agreements.

It's required

California law and MLS rules require a written buyer representation agreement before we tour homes together. It spells out what I'll do for you and how I'm paid.

It's negotiable

Commissions are not set by law, and the terms are something we agree on together. I'll walk you through every line before you sign.

Common questions

Buyer FAQ

Should I buy now or wait for rates?

If rates drop, more buyers come back and competition goes up. If the payment works for you today and you plan to stay a while, waiting isn't always cheaper. We'll look at your real numbers together.

Condo or house?

Condos can cost less to buy and maintain, but HOA dues, rules and the HOA's finances matter. I'll help you read the HOA documents so there are no surprises.

Do I need 20% down?

Often not. Many loan programs allow less. A lender can tell you which programs you qualify for, and I can connect you with one.

Are there first-time buyer programs?

There are state and local programs worth asking a lender about. I'll make sure you know they exist before you start shopping.

Let's talk about your move.

Tell me what you're working on. I read every message myself and reply the same day, usually by text.
