Sellers

Sell for the right price, on your timeline.

Homes that are priced right on day one get the attention. Homes priced on hope sit, and then they cut. I'll help you get it right the first time.

What you get

Everything it takes to sell well.

An honest price

Based on what's actually selling near you, what's competing with you now, and how fast homes are moving. Even if it's not the number you want to hear.

Your likely net

Before you list, you'll see what you'd likely walk away with after costs, so there are no surprises at closing.

A prep plan

What's worth fixing, what isn't, and who can do it. Money spent where buyers notice, and nowhere else.

Marketing with video

Professional photos, a video tour on my channels, open houses, and outreach to agents with buyers in your area.

Strong negotiating

I review every offer with you, line by line, and push for the price and terms that matter most to you.

Weekly updates

Showings, feedback, and what I'd change. You always know where things stand.

Seller playbook

Special situations I can help you plan for.

For tax and legal questions, I'll point you to a CPA or attorney. I'll make sure you know which questions to ask them.

Downsizing

Timing the sale and the next move, sorting what to keep, and finding a home that fits the next chapter. If you're 62 or older and curious about a reverse mortgage for purchase, I can introduce you to a licensed specialist.

Selling an inherited home

Working with the family and the estate, preparing a home that may need work, and getting it sold without extra stress.

Selling a rental

Tenant timelines, showing an occupied home, and the questions to bring to your tax advisor before you list.

Waterfront and coastal homes

Docks, flood insurance and coastal rules can all come up with buyers. I'll help you get ahead of them.

Common questions

Seller FAQ

How do you figure out what my home is worth?

I look at recent sales near you, homes for sale now that buyers will compare to yours, and how fast homes are selling. Then I walk through your home, because condition and layout matter as much as square footage.

Should I wait for rates to drop?

Maybe, maybe not. When rates drop, buyers come back, but so do the sellers who waited. The real question is whether your numbers work today. I'll run them with you.

What does it cost to sell?

Typical costs include commissions, escrow and title fees, any repairs or credits, and prep. Commissions are negotiable. I'll show you an estimated net before you decide anything.

Do I have to fix everything first?

No. Some fixes pay for themselves and some don't. I'll tell you which is which for your home.

Let's talk about your move.

Tell me what you're working on. I read every message myself and reply the same day, usually by text.
